Work methods and process
1. Concept
We assess your expectations for profitability and payback period, your anticipated budget, and the selected land plot. Based on these data, we offer several architectural and planning options within the selected class. We estimate the scope of work to create the necessary infrastructure. Visualisation at the final stage of project preparation you will receive not only schemes and drawings, which are necessary for builders and supervisory services, but also high-quality illustrations. They will help you for marketing purposes and allow you to visualise the building's appearance even before construction begins.
2. Pre-project activities
These may include geological and environmental surveys, verification of the legal status of the site, determination of logistical indicators of the area, transport accessibility, etc. Drawing up a technical specification based on the obtained information, we determine the storey and area of the object, its architectural appearance, layout. What materials and technologies should be used in the construction process. What works are to be carried out on the adjacent territory.
3. Conceptual design
At this stage, we can assess how well the building looks in a particular neighbourhood and whether it contradicts urban planning norms. Within the framework of sketching, fundamental issues related to the architecture of the structure are resolved. The customer will be able to assess in general terms the appearance and functionality of the object.
4. Detailed elaboration of Design and Working documentation
At these stages all architectural, volume-planning, engineering and technical solutions are specified. The methods of fire safety, accessible environment are detailed, the work on territory improvement is planned. The documents created on this Project documentation are submitted for approval to the relevant authorities. The working design includes detailed sweeps, schemes of all units, drawings of the facade part, engineering networks (from water supply to telephony and signalling), interiors.
5. BIM
BIM technologies are used to solve complex tasks in the design of residential complexes, which help us to assess the profitability of the project at an early stage, to find the best option between the cost of the object, its aesthetics and convenience for residents. At the same time, the customer has the opportunity to see a full-fledged model of the future object and evaluate architectural and construction solutions.
